Project case study
Warehouse Roof Waterproofing & Cool Roof Coating — Dubai Investment Park 2
A 600 m2 industrial metal roof in Dubai Investment Park 2. Corroded drainage valleys were reinforced before any coating, then the roof received a white reflective waterproofing system. Seven working days, 10-year warranty on the treated area.
Project facts
- Project type
- Warehouse / industrial metal roof waterproofing and reflective cool-roof coating
- Location / emirate
- Dubai Investment Park 2, Dubai, UAE
- Roof area (m²)
- 600 m2
- Roof type
- Profiled metal warehouse roof with drainage valleys, parapet junctions, roof lights and ventilation penetrations
- System used
- Reinforced valley detailing followed by a white reflective roof coating system applied in layers over a primer coat across the full roof field.
- Duration
- 7 working days on site.
- Warranty route
- 10-year warranty on the treated roof area, subject to the agreed scope and standard exclusions.
Client problem
The drainage valleys had corroded and no longer drained cleanly, so water stood in them after rain instead of running off. Standing water works on every weak point it touches, which is why the steel in the valleys had deteriorated while the open roof field still looked serviceable. Laps, fasteners and parapet junctions needed treatment before any coating could be considered.
Materials
- European rubberised bitumen, applied by hand along the full run of each drainage valley as a separate reinforcement layer before coating.
- Primer coat across the prepared roof field as the bonding layer for the system above it.
- White reflective roof coating applied in layers over the primed surface.
Preparation
- High-pressure washing of the complete roof surface back to bare metal, removing dust, windblown sand and loose material.
- Inspection and marking of drainage valleys, laps, fastener lines, parapet junctions and penetrations.
- Clearing of the drainage valleys, which had filled with degraded coating and debris.
- Local treatment of corroded valley steel, open laps and weak parapet details.
Application steps
- Reinforce each drainage valley with rubberised bitumen along its full run — the roof zone where water stands longest is treated first and separately.
- Treat parapet junctions, roof-light surrounds and ventilation penetrations by hand.
- Apply the primer coat across the prepared roof field.
- Apply the white reflective coating in layers over the primer to form one continuous surface.
